TH Tebrau Land Launches Monterra Amid Johor's Growth Momentum

JOHOR BAHRU, June 9 (Bernama) -- TH Tebrau Land Sdn Bhd, a subsidiary of Teguh Harian Group, today launched Monterra, a RM941 million integrated mixed-use development in Tebrau, marking the company’s second development in Johor Bahru following the successful completion and handover of One49 Residence. The development has achieved an 80% take-up rate since its pre-launch in April 2026.  

Strategically located approximately five kilometres from the Customs, Immigration and Quarantine Complex (CIQ), Monterra is designed as an integrated urban development comprising 1,565 serviced apartments, a shopping mall, 60 retail lots and a three-storey commercial hub with retail and a dedicated medical centre.

The residential component introduces flexible unit layouts that cater to a range of buyer needs, allowing purchasers to configure selected units for either owner-occupation or investment purposes. The concept reflects evolving market preferences for homes that can adapt to different lifestyle and investment objectives over time.

The launch comes as Johor continues to benefit from infrastructure investments, stronger cross-border connectivity and initiatives such as the Johor-Singapore Special Economic Zone (JS-SEZ), which are expected to support the state’s long-term growth and competitiveness. 

In addition to its residential offering, Monterra’s integrated retail component is expected to enhance convenience for residents and the surrounding community. The development has secured Cold Storage as its anchor tenant, with additional retail tenants expected to commence operations progressively in conjunction with the project’s first phase handover targeted for 2029.

Speaking at the launch, Teguh Harian Group Chairman Peh Lian Hwa said evolving buyer expectations are driving demand for developments that offer convenience, connectivity and long-term value within established urban locations.

Monterra builds on TH Tebrau Land’s growing presence in Johor Bahru and reflects the Group’s ongoing commitment to delivering developments that respond to market needs while contributing to the continued growth of the Tebrau corridor. 

Targeted for completion in 2030, Monterra is expected to add new residential, retail and commercial offerings to the Tebrau corridor, supporting its continued evolution as a key urban centre within Johor Bahru.
